What does cost per square foot include on a custom home?

The short answer

Cost per square foot usually includes only the construction contract divided by conditioned floor area. It typically excludes design fees, permits, site work, landscape and furnishings, and the square foot denominator itself varies by who counted it. Without agreeing on both halves of that fraction, comparing two figures tells you almost nothing.

Nobody defines the fraction

Cost per square foot is a fraction, and almost every time it gets quoted, both halves of it are left undefined. The numerator might be the construction contract, or the construction contract plus design fees, or the entire project including land. The denominator might be conditioned interior area, or gross area including walls, or every covered surface on the property.

Change either half and the figure moves substantially without a single thing about the house changing. That is why one builder can quote $600 and another $850 for work of identical quality, and both can be telling the truth.

This is not a semantic complaint. It is the reason budgets built from a benchmark figure come up short. The benchmark was measured on a different basis than the project it is being applied to, and nobody wrote down which basis either one used.

Which square feet get counted

Conditioned interior space

The one definition most people share. Heated and cooled interior floor area, measured to the interior face of walls or to the exterior face depending on the convention in use. Even here the two conventions differ by a few percent, which matters less than the categories below but is not nothing on a large house.

Wall thickness is what widens that gap. A house with deep exterior assemblies, furred interior walls or a heavy stone rainscreen measures noticeably larger to the outside face than to the inside, and the thickness that creates the difference is itself a construction cost the interior measurement hides. Stairways are the other quiet variable: some counts include the stair opening on every floor it passes through, some count it once, and on a three story house that is a few hundred feet of denominator moving on nothing but convention.

Double height space is the version of this that shows up on fine residential work most often. A two story entry or living volume is expensive to build and occupies floor area only once, so a plan with generous vertical volume will carry a higher rate than a plan of the same total area with flat ceilings throughout. That is a real cost difference, not a counting artifact, and it is one of the reasons a benchmark drawn from a conventional house misleads on a modern one.

Garages and accessory structures

An attached three car garage adds significant area at a fraction of the cost per foot of finished interior. Including it in the denominator lowers the stated rate noticeably while the actual cost of the house is unchanged. Detached structures, pool houses and guest quarters raise the same question and are counted inconsistently across the industry.

Attics, storage and mechanical space

Unfinished attic area, mechanical rooms, elevator shafts and storage under stairs get treated differently by almost every office that measures them. None of it costs what a kitchen costs per foot, and all of it can be defended as floor area. When a stated rate looks unusually low for the finish level being described, this is often where the extra denominator came from.

Basements and below grade area

The most distorting category. Below grade space carries excavation, retention, waterproofing, drainage and mechanical ventilation that above grade space does not. It frequently costs more per foot to build and is frequently excluded from the area count by appraisal convention. A house with a large basement can therefore show an alarming per foot rate that reflects a counting rule rather than a construction problem.

Covered outdoor space

Loggias, porches, decks and covered terraces. Some builders exclude them, some count them fully, some count them at half weighting. In a climate where outdoor rooms are a real part of the plan, this choice alone can shift a stated figure by a wide margin.

What sits inside the number and what sits outside

The table below reflects how the metric is most commonly used in custom residential work. It is a convention, not a standard, which is precisely the problem.

Anything in the right column still gets paid for. It simply is not in the figure being quoted, and on a complex site the excavation and retention work alone can rival a meaningful share of the house. That work belongs to concrete and shoring scope rather than to the building, and it never appears in a per foot benchmark.

Three ways the same house produces three different figures

Take one project: 6,000 square feet of conditioned space, a 900 square foot garage, a 1,200 square foot basement and 800 square feet of covered terrace.

The builder's figure. Construction contract divided by conditioned area only. This produces the highest number of the three and is the most honest representation of what it costs to build the interior.

The architect's figure. Gross area including garage, basement and covered outdoor space, divided into the same contract. The denominator nearly doubles and the rate falls by a third, describing exactly the same work.

The marketing figure. Construction contract divided by every square foot anyone can defend counting, sometimes with site work quietly removed from the numerator as well. This produces the lowest number and the least information.

None of the three is a lie. All three are unusable without their definitions attached, and the definitions are what almost never travel with the figure.

Making the metric useful again

Ask what the numerator contains. Specifically: does it include the builder's fee, general conditions, site work, and any allowances. If any of those are outside, the number is not comparable to one where they are inside.

Ask what the denominator counts. Conditioned area only, or gross area, or gross area plus covered outdoor. Get it as a number, not a description, so you can recompute if needed.

Ask what finish level it assumes. A figure derived from a project with stone slabs and steel windows will not describe a project with quartz and aluminum, and the difference is not marginal.

Ask what site it assumes. Excavation, retention, drainage and long utility runs live in the site scope, and a benchmark taken from a project that carried none of them will badly understate a project that carries all of them. Ground conditions alone can move a per foot figure with no design difference to explain it.

Recompute both figures yourself. Divide the same numerator by the same denominator for each project you are comparing. This takes minutes and it is the only way the comparison means anything.

The metric is not useless. It is a reasonable sanity check once the design is real and the basis is written down, and it is a fair way to test whether a budget sits in a plausible neighborhood. It is only dangerous in the direction people usually use it, which is as an input to a budget before a design exists. A defensible early budget is assembled from the lot, the scope and the finish level, and how that assembly works is the first phase of residential development work rather than an exercise in benchmarks.

Common follow-up questions

Which areas of a house count as square footage?
It depends who is counting. Appraisers generally count finished, conditioned space above grade and exclude garages and basements. Architects often report gross area including exterior walls. Builders sometimes include covered outdoor space at a partial weighting. All three are defensible, and all three produce different totals for the same house, which is why the basis has to be stated.
Why does a smaller house cost more per square foot?
Because the expensive rooms are a larger share of it. Kitchens, bathrooms and mechanical spaces carry far more cost per foot than bedrooms and hallways. A compact plan concentrates those rooms, while a larger plan dilutes them with inexpensive area. The bigger house often costs more in total and less per foot at the same finish level.
Can I use a per square foot figure for early planning at all?
Yes, as a sanity check with stated assumptions, not as a budget. Write down what the figure includes, what area it divides by, what finish level it assumes and what site conditions it presumes. Used that way it tells you whether a project is roughly viable. Used as a target price it produces a shortfall nobody planned for.
