  • Toy Warehouse Lofts

    Downtown Los Angeles

    Completed 2002

    An abandoned 54,000 square foot toy warehouse, converted to 20 loft residences and 17,000 square feet of commercial space under the City of Los Angeles adaptive re-use ordinance. It reached the market as the first for-sale loft project in Los Angeles, three years ahead of the wave of downtown condominium projects that ran from 2005 to 2008.

  • Triangle Square at Chino Hills

    Chino Hills, San Bernardino County

    Entitled 2007

    An 11 acre site in a redevelopment area, master planned and carried through entitlement to 106,000 square feet of retail. Getting there meant working the plan through the city and the local community rather than around them. Planning commission approval came in 2007 with half the retail space already pre-leased, and the entitled site sold to a local developer.

  • 1010 Curson Avenue

    West Hollywood

    Completed 2006

    A half acre site in West Hollywood, entitled and developed as 10 condominiums in one of the most supply constrained residential markets in Los Angeles County. Entitlement was the long pole: the master plan went through the city and local community leaders before approval was granted in 2004, and the building was finished two years after that.
